DOUGLAS COUNTY MARKET REPORT – MAY 2024

Greetings! 

New Listings: New listings (207) increased 7.3% from the 193 listed in May 2023, and decreased 1.9% from the 211 listed in April 2024.  

Pending Sales:
Pending sales (153) increased 3.4% from the 148 offers accepted in May 2023, and decreased 1.9% from the 156 offers accepted in April 2024. 

Closed Sales: Closed sales (125) increased 0.8% from the 124 closings in May 2023, and increased 11.6% from the 112 closings in April 2024.  

Inventory & Time on the Market:
Inventory decreased to 3.2 months in May. Total market time decreased to 64 days.
  
 Year to Date Summary: Comparing the first five months of 2024 to the same period in 2023, new listings (822) increased 14.3%, pending sales (608) increased 4.3%, and closed sales (520) increased 4.8%.
   
 Average and Median Sales Prices: Comparing 2024 to 2023 through May, the average sale price has increased 1.3% from $334,800 to $339,300. In the same comparison, the median sale price has increased 1.6% from $310,000 to $315,000.
