DOUGLAS COUNTY MARKET REPORT – MAY 2021

Greetings!


May Residential Highlights:

New listings (210) increased 20.7% from the 174 listed in May 2020, and decreased 0.9% from the 212 listed in April 2021. Pending sales (187) decreased 2.6% from the 192 offers accepted in May 2020, and increased 2.2% from the 183 offers accepted in April 2021. Closed sales (144) increased 12.5% from the 128 closings in May 2020, and increased 0.7% from the 143 closings in April 2021.

Inventory and Time on Market:
Inventory increased to 1.2 months in May. Total market time decreased to 31 days.

Year to Date Summary:
Comparing the first five months of 2021 to the same period in 2020, new listings (900) increased 3.6%, pending sales (786) increased 7.5%, and closed sales (639) increased 5.1%.

Average and Median Sales Prices:
Comparing 2021 to 2020 through May, the average sale price has increased 22.5% from $243,500 to $298,400. In the same comparison, the median sale price has increased 20.0% from $225,000 to $269,900.
