DOUGLAS COUNTY MARKET REPORT – JULY 2024

Greetings! 

New Listings: New listings (176) decreased 1.7% from the 179 listed in July 2023, and decreased 17.4% from the 213 listed in June 2024.  
 
Pending Sales:
Pending sales (150) decreased 3.8% from the 156 offers accepted in July 2023, and increased 2.0% from the 147 offers accepted in June 2024.  

Closed Sales: Closed sales (117) decreased 7.9% from the 127 closings in July 2023, and increased 4.5% from the 112 closings in June 2024.  

Inventory & Time on the Market:
Inventory held steady at 3.9 months in July. Total market time increased to 65 days.  

Year to Date Summary: Comparing the first seven months of 2024 to the same period in 2023, new listings (1,223) increased 12.4%, pending sales (856) increased 0.6%, and closed sales (755) decreased 1.9%.  
 
Average and Median Sales Prices: Comparing 2024 to 2023 through July, the average sale price has increased 1.0% from $346,100 to $349,700. In the same comparison, the median sale price has increased 3.2% from $315,000 to $325,000.
