Pending sales (156) increased 14.7% from the 136 offers accepted in July 2022, and increased 5.4% from the 148 offers accepted in June 2023.
Closed Sales:
Closed sales (127) increased 3.3% from the 123 closings in July 2022, and decreased 5.9% from the 135 closings in June 2023.
Inventory & Time on the Market:
Inventory increased to 2.9 months in July. Total market time decreased to 56 days.
Year to Date Summary:Comparing the first seven months of 2023 to the same period in 2022, new listings (1,088) decreased 17.1%, pending sales (851) decreased 11.6%, and closed sales (770) decreased 20.2%.
Average and Median Sales Prices:Comparing 2023 to 2022 through July, the average sale price has decreased 4.8% from $363,500 to $346,100. In the same comparison, the median sale price has decreased 3.1% from $325,000 to $315,000.
