July Residential Highlights:
New listings (161) decreased 30.6% from the 232 listed in July 2021, and decreased 30.3% from the 231 listed in June 2022. Pending sales (136) decreased 19.0% from the 168 offers accepted in July 2021, and decreased 3.5% from the 141 offers accepted in June 2022. Closed sales (123) decreased 28.1% from the 171 closings in July 2021, and decreased 19.1% from the 152 closings in June 2022.
Inventory and Time on Market:
Inventory increased to 2.9 months in July. Total market time decreased to 37 days.
Year to Date Summary:
Comparing the first seven months of 2022 to the same period in 2021, new listings (1,312) decreased 5.3%, pending sales (963) decreased 13.2%, and closed sales (965) decreased 2.7%.
Average and Median Sales Prices:
Comparing 2022 to 2021 through July, the average sale price has increased 18.1% from $307,800 to $363,500. In the same comparison, the median sale price has increased 16.5% from $279,000 to $325,000.
