DOUGLAS COUNTY MARKET REPORT – JANUARY 2022

January Residential Highlights:

New listings  (136)  decreased  6.2% from the 145 listed in January 2021, and increased 37.4% from the 99 listed in December 2021. Pending sales (144) increased 2.1%  from  the  141  offers  accepted in  January  2021,  and  increased  0.7% from  the  143  offers  accepted  in December 2021. Closed sales (121) increased 23.5% from  the  98  closings  in  January  2021, and decreased 17.1% from the 146 closings in December 2021.

Inventory and Time on Market:


Inventory increased to  1.5  months in January. Total market time increased to 49 days.

Year to Date Summary:


Comparing  the  first  month  of 2022  to  the  same  period  in  2021, new listings (136) decreased 6.2%, pending  sales  (144)  increased  2.1%, and  closed  sales  (121)  increased 23.5%.

Average and Median Sales Prices:


Comparing 2022 to  2021  through January, the average sale price has increased 1.5% from $311,700 to $316,400.  In  the  same  comparison, the  median  sale  price  has  decreased 0.3% from $300,000 to $299,000.
