DOUGLAS COUNTY MARKET REPORT – FEBRUARY 2024

Greetings! 

New Listings: New listings (141) increased 28.2% from the 110 listed in February 2023, and increased 29.4% from the 109 listed in January 2024.  

Pending Sales: Pending sales (140) increased 33.3% from the 105 offers accepted in February 2023, and increased 40.0% from the 100 offers accepted in January 2024. 

Closed Sales: Closed sales (75) decreased 19.4% from the 93 closings in February 2023, and decreased 6.3% from the 80 closings in January 2024. 

Inventory & Time on the Market:
Inventory held steady at 3.9 months in February. Total market time increased to 93 days. 

Year to Date Summary: Comparing the first two months of 2024 to the same period in 2023, new listings (252) increased 7.7%, pending sales (233) increased 5.4%, and closed sales (157) decreased 12.3%. 

Average and Median Sales Prices: Comparing 2024 to 2023 through February, the average sale price has increased 12.9% from $316,400 to $357,300. In the same comparison, the median sale price has increased 9.7% from $293,500 to $322,000.
