DOUGLAS COUNTY MARKET REPORT – DECEMBER 2024

Greetings!

New Listings: New listings (85) increased 6.3% from the 80 listed in December 2023, and decreased 35.1% from the 131 listed in November 2024.  

Pending Sales: Pending sales (84) decreased 6.7% from the 90 offers accepted in December 2023, and decreased 22.9% from the 109 offers accepted in November 2024.   

Closed Sales: Closed sales (99) increased 33.8% from the 74 closings in December 2023, and decreased 8.3% from the 108 closings in November 2024.  

Inventory & Time on the Market: Inventory increased to 4.2 months in December. Total market time decreased to 68 days.  Year to Date Summary: Comparing the twelve months of 2024 to the same period in 2023, new listings (1,923) increased 9.8%, pending sales (1,362) increased 4.4%, and closed sales (1,356) increased 5.6%.   

Average and Median Sales Prices: Comparing 2024 to 2023 through December, the average sale price has increased 3.2% from $343,400 to $354,400. In the same comparison, the median sale price has increased 3.1% from $315,000 to $324,900.
