New listings (102) increased 3.0% from the 99 listed in December 2021, and decreased 8.9% from the 112 listed in November 2022. Pending sales (89) decreased 37.8% from the 143 offers accepted in December 2021, and decreased 4.3% from the 93 offers accepted in November 2022. Closed sales (86) decreased 41.1% from the 146 closings in December 2021, and decreased 6.5% from the 92 closings in November 2022.
Inventory and Time on Market:
Inventory held steady at 4.0 months in December. Total market time increased to 67 days.
Year to Date Summary:
Comparing the twelve months of 2022 to the same period in 2021, new listings (2,054) decreased 8.3%, pending sales (1,478) decreased 19.4%, and closed sales (1,536) decreased 15.0%.
Average and Median Sales Prices:
Comparing 2022 to 2021 through December, the average sale price has increased 11.7% from $321,500 to $359,200. In the same comparison, the median sale price has increased 11.3% from $292,000 to $324,900.
