New Listings:

New listings (110) decreased 24.1% from the 145 listed in February 2022, and decreased 11.3% from the 124 listed in January 2023.

Pending Sales:


Pending sales (105) decreased 24.5% from the 139 offers accepted in February 2022, and decreased 16.0% from the 125 offers accepted in January 2023.

Closed Sales:


Closed sales (93) decreased 18.4% from the 114 closings in February 2022, and increased 10.7% from the 84 closings in January 2023.

Inventory & Time on the Market:


Inventory decreased to 3.3 months in February. Total market time decreased to 68 days.

Year to Date Summary:

Comparing the first two months of 2023 to the same period in 2022, new listings (234) decreased 17.3%, pending sales (221) decreased 19.0%, and closed sales (179) decreased 24.8%.

Average and Median Sales Prices:

Comparing 2023 to 2022 through February, the average sale price has decreased 5.4% from $334,400 to $316,400. In the same comparison, the median sale price has decreased 4.2% from $306,500 to $293,500.
